 Yes. There is no problem with attending the inspection, and we encourage it. After the inspectors have gathered all the information for the report, you are able to talk to them about issues they have found. 


Yes, we encourage our clients to attend the building inspection so they can ask questions and get a better understanding of any issues that are found. However, if you can't be present, we will provide a detailed report with photos and descriptions of any issues.


 The answer is yes. For newly built properties we conduct a new build defect inspection where we assess the home against relevant Australian Construction Standards, National Construction Code, Building Code and VBA Standards and Tolerances Guide. This report can be sent to the vendor and relevant builder for rectification as the home would still fall under the 10 year builders warranty period. It is important to note a standard building and pest inspection is does not allow an inspector to comment on relevant standards hence why we recommend a building defects inspection as detailed above. 


 Absolutely, we recommend having trades provide you with quotations for any defects to allow you to negotiate the purchase price with the vendor. We are also registered Quantity Surveyors and are qualified to provide cost advice to you for negotiation purposes. Contact our office for further detail. 


  Between 1-3 hours. This heavily depends on the size and quality of the home. Older homes usually take a minimum of 2 hours whilst apartments and units can take up to a minimum of 1 hour to inspect. 


 We have you covered, we offer comprehensive staged building inspections for your newly built property. 


Absolutely ! All the defects we report are backed up with photographic evidence and references to the particular Australian Standard that has been breached. The builder is required to rectify ALL defects found on our reports. 


Provided that you hold a Domestic Building Contract with your builder, the builder cannot deny you access to your property to have an independent inspection conducted.

Please note that if you give the builder more than two working days’ notice of your requirement to enter the home, the builder MUST open the dwelling under the "Domestic Building Contracts Act 1995", part 2 section 19 (Victoria).

You can lodge a complaint with the DBDRV if they refuse. In other words, if the builder has been notified, then he or she must open the dwelling.

(1) A builder must permit the building owner (or a person authorised by the building owner) to have reasonable access to the building site and to view any part of the building works.

Penalty: 20 penalty units. 


If the defects are non-compliant under the Building Act, Building Regulations, National Construction Code, the relevant Australian Standards, Guidelines and Tolerances then we recommend that you contact your builder to discuss your concerns.

You will be able to request to have your concerns escalated to the Construction Manager or the Building Manager. If you are unhappy with the response from your builder and need more information on actions you can take, we would recommend that you speak with Domestic Building Dispute Resolution Victoria. They can be contacted via their website at www.dbdrv.vic.gov.au


 We recommend that all stages are carried out to ensure peace of mind throughout your build. Remember, the building surveyor will not spend near as much time as one of our inspectors will on site. It is important to have an inspector inspect each stage of construction thoroughly.
