Two kinds of house make up most of what comes onto the market in Glen Waverley.
The first is the original 1960s and 1970s brick veneer, usually single storey on a generous block, often with a timber floor over a subfloor. Some have been well kept and updated. Others are close to original, down to the switchboard and the water pipes.
The second is the new double-storey home built after a knockdown. Many of the older houses have been replaced with large homes that cover much more of the block. They look finished and expensive, but they are only as good as the trades who built them, and being new does not make them defect-free.
We adjust how we inspect to suit which kind of house it is.
Ageing tiled roofs. Original concrete and terracotta roofs are now 50 years old or more. The mortar bedding under the ridge capping cracks and comes loose, letting water into the roof space and staining the ceilings below. Rebedding and repointing typically costs $1,500 to $4,000 for an average house.
Original wiring and galvanised plumbing. In homes that have not been updated we look for old switchboards with ceramic fuses and no safety switches, and galvanised steel water pipes that corrode from the inside and lose pressure. We refer these to a licensed electrician or plumber. A rewire is commonly $8,000 to $15,000, and replacing galvanised pipework $5,000 to $12,000.
Tree roots. Mature gardens are part of the appeal, but roots get into old clay sewer and stormwater pipes and dry out the soil under footings. A drain camera inspection costs a few hundred dollars. Relining or replacing damaged pipes often runs $3,000 to $10,000.
