We inspect homes for buyers right across Cranbourne and the growth corridor around it. Each inspection is carried out by a VBA-registered building practitioner. The building component is done to AS 4349.1 and the timber pest component to AS 4349.3.

Most of what we inspect in Cranbourne was built in the last 20 years. Estates in Cranbourne East, Cranbourne West and Clyde went up quickly, largely as house-and-land packages from volume builders, almost all of them slab-on-ground.
The ground under those estates is not uniform. Parts of the area sit on sand. Lower land towards Clyde has peat and soft clay left from the old swamp country. Many lots were levelled with imported fill, and the depth of that fill can change from one side of a block to the other.
A house that looks identical to its neighbours can be sitting on very different ground, so we never assume two homes in the same street will behave the same way.
Differential settlement. Where fill is deeper under one part of a house, that part can settle more than the rest. It shows up as cracks in brickwork that widen towards the top, gaps opening at cornices and skirtings, and doors that no longer close cleanly. Minor cracking can usually be repaired for $1,000 to $3,000 once movement has stopped. If the footings need underpinning, $10,000 to $40,000 or more is common.
Slab and footing movement. Sandy and peaty soils move as their moisture content changes. We check floor levels, cracked tiles running in a line across the slab, and gaps between the slab edge and brickwork. An engineer's assessment, usually $1,000 to $2,500, tells you whether the movement is still active.
Drainage on flat blocks. Many lots here have very little fall. Water from downpipes and paving ponds against the slab and feeds the movement above. We often find disconnected downpipes, missing or blocked stormwater pits and garden beds built over weep holes. Most fixes cost $1,500 to $7,000.
Handover defects. Volume-built homes often carry leftover builder defects: missing sealant in wet areas, poorly fixed flashings, gaps in roof insulation, and doors and windows out of adjustment. On a home under ten years old, some of these may still be claimable from the builder, but only if you know they are there.
